摘　　要：结合中国住宅建设的发展趋势分析了住宅建设与设计方向,提出适合中国国情的住宅建设理念与建造模式——百年住居建设理念的LC住宅体系及其住宅建造模式,阐述了百年住居建设理念的中国普适型住宅与集成技术体系的研发要点,并对中日技术集成示范工程北京合金公寓项目的创新性实践进行了深入探讨。In light of the trend of domestic housing construction and analysis of bearings of design, this paper proposes an idea of long-lived habitation and construction pattern of life cycle housing system conformed to the domestic reality. It expatiates the key points of research and development for Chinese universal housing with relevant integrated technical system, and makes account of the innovative practice for demonstration of technical integration on China-Japan cooperative project - Beijing Hejin Apartment.
