摘 要:针对港口搬迁会直接或间接导致新、老港区周边的土地利用格局发生很大变化的情况,采用土地利用模型分析港口搬迁对关联产业选址的影响,通过对港口关联企业选址行为的调查,建立港口关联产业选址模型,将交通可达性、写字楼租金、关联企业集聚度、服务设施丰富程度等作为选址要素,用综合权重法标定选址效用函数中的未知因数,针对各类产业进行选址因素敏感性分析.以大连港搬迁为例,对该模型进行检验,分析港口关联企业在新、老港区选址的概率.该方法可为新、老港口区域的规划和交通系统的建设提供理论依据.In view of the port relocation results in great changes of land-use patterns of areas surrounding new and old port, the impacts of port relocation on the location of port-related industries by the land-use mode is studied according to the land utilization model. By surveying the location behaviors of port-related enterprises, a port-related industrial location model, which takes transport accessibility, rent level of office, aggregated degree of similar and relevant enterprises, abundance of service facilities as the location factors, is developed. According to the parameters of the location utility function calibrated by the comprehensive granting weight methods, the sensitivity of location factors of each kind of industry is analyzed. Taking relocation of Dalian Port as an example, the model is tested, and the location probabilities of port-related enterprises at the sites surrounding new and old port is analyzed respectively. This method can provide theory for plans and transportation system' s constructions of areas surrounding new and old port.
