摘 要:旨在研究三家燕莎商城的选址微区位,分析其自身所在空间的结构特征及周边零售店对其影响等客观因素.根据零售业微区位的客观规律分析三家燕莎商城的空间结构,采用调查问卷的方法获得消费者对商城的主观认知,分析消费者的行为特征及对商城的利用情况.通过实地勘察等方法获取三家燕莎商城地段和地点的微观环境特征.应用地理信息系统(GIS)技术,对数据进行处理,结合商业微区位选址评价理论,对三家燕莎商城进行综合性的微区位选址评价.总结三家燕莎商城的微区位选址特征,结合实际情况,得出科学的零售店微区位选址评价结论,填补了商业微区位研究中对同一公司的多家连锁商城对比研究的空白,为零售业的微区位研究补充具体的案例,并为未来零售业选址提供理论分析依据.This paper aims to study the location of three Yansha Malls through micro-regional analysis of their own space where the structural characteristics and their impact on surrounding retail stores and other objective factors, turns out micro- regional commercial site evaluation. According to retail micro-area analysis of the objective laws of the three Yansba Malls' space structure, it can be obtained the consumer' s subjective perception of the city, analysis of consumer behavior characteristics and utilization of the Mall with questionnaires. With application of geographical information systems (GIS) technology, data processing, combined with commercial micro-site evaluation of location theory, the three Yansha Mall undertake a comprehensive evaluation of micro-area location. By summing up the three Yansha Malls' location of the micro-site characteristics, combined with the actual situation, the researchers draw a scientific conclusion of micro-area retail site evaluation findings, and fill the blank of micro-regional commercial study on the same company's chain stores, adding a specific case study, and provide theoretical analysis for the future provision of retail site selection.
