基于数字地价模型的地价区段划分及空间分析方法研究

摘　　要：提出建立数字地价模型来进行地价区段划分和确定地价突变区的新方法。通过栅格空间分析的分类区统计功能来生成地价匀质区域,综合划分地价区段。采用空间分析的重分类功能进行聚类分级,得到地价突变区域、地价变化较快区域、地价变化缓慢区域、地价稳定区域,并以金坛市2007年城市地价动态监测结果为依据验证了上述方法的可行性和合理性。Posed a new method which establishes digital land price model to determine the land price section and the mutation area of land price. Through the zone statistics function of grid, we generate premium homogeneous region, and comprehensively divide land price section. With the help of spatial analysis functions to cluster classification, the paper gets mutations region, rapidly changing region, slowly changing region, and the stable region. Besides, on the basis of Jintan 2007 Urban Land Price Monitoring results, we verify the rationality and feasibility of the above way.
