摘 要:在分析空间句法、路线价等相关理论基础上,提出城市道路结构与路线价之间关系.以徐州市为研究对象,利用空间句法与G IS集成分析工具Axwom an对道路结构进行分析,建立多元线性回归预测模型.结果表明采用空间句法与G IS集成的方法,通过分析城市道路结构来预测土地价格,简单方便,且精度较高.The paper mainly introduces the related theory knowledge about space syntax, the route price and so on, and improves unit foot appraisal method for residential land. Using spatial analysis tool-Axwoman, we analysis the traffic network, get morphological variables and analyze the relationship between the traffic network and the route price, so that we can establish the multiple linear regression model and verify its accuracy. Finally we can forecast the land price of new Xuzhou urban area by this model. The method of space syntax and integrated GIS which adopted in this paper is to analyze urban road structure to predict land prices, it is proved to be efficient and high precise, space syntax, traffic network, unit foot appraisal method, muhivariate regression model, Axwoman
