广西北部湾经济区城市土地集约利用潜力研究

摘　　要：对广西北部湾经济区城市土地集约利用进行潜力研究,为政府制定土地政策提供理论和技术指导。从城市土地集约利用的条件基础、投入强度、利用程度、利用效益、集约利用发展趋势等5个方面构建指标体系,运用综合评价法、层次分析法对广西北部湾经济区城市土地集约利用潜力评价,结果表明城市土地集约利用潜力水平为中潜力,属于低度利用,潜力较大。运用障碍因子分析法找出阻碍北部湾经济区土地集约利用潜力的因素,主要有综合容积率、地均年固定资产投资额、地均国内生产总值等。Research on the potential of urban land intensive is of theoretical and technical significance for the government in use in Beibuwan Economic Region in Guangxi making land policy. An appraisal system of urban land intensive use was constructed from the five aspects of condition foundation, investment intensity, u- tilization degree , utilization benefit, and intensive use development trend. Besides, the potential of urban land intensive use was measured using the methods of comprehensive evaluation and analytic hierarchy process. The result shows that urban land intensive use potential level in Beibuwan economic region in Guangxi is low. Using the method of drawback factor analysis, the factors encumbering land intensive use potential in Beibuwan Economic Region were found out including syntheses plot ratio, terra annual investment, and terra GDP.
