摘 要:分析了我国受政策影响下的市场价格体系中,房屋价格构成及波动主要影响因素,然后介绍了随机梯度回归方法理论。以天津市为例,采用随机梯度回归方法,通过分析近十年天津市商品房销售价格的实际数据,阐释了影响天津市近几年商品房价格变化的主要因素及其对房产价格的影响程度。The components of house prices and several main influencing factors partially affected by the policies in Chinese market price system were analyzed in this thesis. Then the stochastic gradient regression theory was introduced briefly. The method of the stochastic gradient regression was taken to ana- lyze the real data of Tianjin commercial real estate sale prices in the past decade. The relativity analysis results of the factors influencing housing prices in Tianjin were shown by using stochastic gradient re- gression model according to the relevant data of Tianjin housing prices after 1998. The influencing de- gree that the main factors affected the changes of Tianjin commercial real estate sale prices during the re- cent years were explained in detail and concluded in this paper.
