摘  要:为了确定容积率对商品房价格的影响,本研究以秦皇岛市海港区为例,采用样点分析法,根据调查的数据,建立容积率—商品房价格关系模型,分析容积率对商品房价格的影响规律,以此确定秦皇岛市海港区住宅用地合理容积率的范围。In order to determine the effect of floor area ratio on price of commercial housing,taking Haigang District,Qinhuangdao as an example,the relationship model between floor area ratio and price of commercial housing was established using sampling spot method.The regulation of the effect of floor area ratio effect on the price of commercial housing was studied,then the reasonable range of residential land floor area ratio was determined.
