特定时期住房市场差异演变研究——以江苏省苏州、南通、徐州三市比较为例

摘  要:研究目的:分析中国经济发达地区城市住房市场化过渡时期不同发展阶段的城市住房市场演变规律。研究方法:比较法,因子分析法和数据包络分析法。研究结果:经济发达城市房地产市场要素作用相对均衡,发展中城市内部要素起主导作用,欠发达城市外部要素起主导作用;过渡时期大致以2000年为分界时点,前阶段住房市场受经济的拉动作用,后阶段市场主要受人口总量的影响;不同城市的住房销售面积与价格差异显著。研究结论:国家制定宏观调控政策要综合考虑不同区域住房市场的现状。The purpose of this study is to find the essential law of urban housing market evolution in developed regions regard to different development stages during the transition period in China. Methods of comparison, factor analysis and DEA are used. The results indicate that: (1) the effects of driving factors are comparatively balanced in developed urban housing market; (2)the interior driving factors are dominating in developing urban housing market; (3)contrarily the exterior driving factors have the dominating effects in undeveloped urban housing market. Furthermore, the distinct separation of the transition period is the year of 2000, i.e., before 2000 the housing market was driven by the economic development, and after 2000 the market is driven by the increased population. Besides, the acreage and price of the sold house in the market are obviously different in different cities. The conclusion is that when the central government designs the macro-control policies it is necessary to take into account comprehensively the local status of housing markets in different regions.
