摘　　要：不动产证券化被引入城市更新中具有诸多优势,这也是解决当前城市更新困境的有效途径之一。文章首先利用SWOT分析法研究不动产证券化在城市更新中的应用,然后探讨不动产证券化的最新发展类型——开发型不动产证券化的运作模式,最后对我国利用不动产证券化促进城市更新提出政策建议。The real estate securitization has been the introduction of urban renewal that has many advantages, which is to solve the current plight of urban renewal is one effective way. In this paper, the use of SWOT analysis study of real estate securitization in the urban renewal application, and then explore the latest developments in real estate securitization types -development-oriented mode of operation of real estate securitization, the last of China＇s use of real estate securitization make policy recommendations to promote urban renewal.
