摘 要:笔者认为,虽然影响房价的因素众多,但在市场经济条件下供求关系是影响房价走势最根本的因素,物业税对房价的影响正是通过影响房产的供求关系实现的。笔者将房产的供给分为新房及二手房,将需求分为消费需求和投资投机性需求,并就物业税对各个组成部分的影响进行理论分析,以揭示开征物业税对房产价格走势的影响。The author holds though there are various factors influenceing house price, the relationship between supply and demand under the condition of market economy is the basic factor that affects house price and the influence of property tax on house price is realized through influencing the supply and demand relationshiop of real estates. The author divides the supply of houses into new houses and used houses, divides the demand of houses into consumptive house demand and speculative house demand and makes a theoretical analysis of the effect of property tax on different components so as to explore the basic trend of house price in the future.
