摘 要:本文选取2007年中国31个省(直辖市、自治区)房地产行业的经营情况为样本,首次采用超效率DEA模型对各省市房地产业的技术效率进行了测算,得到了各省市的技术效率、纯技术效率和规模效率。在此基础上,还分析了我国各省市的投入冗余率和产出不足率。得到以下结论:我国房地产业普遍效率仍然不高,且技术效率与其经济发展水平显著相关;大多数省市房地产业处于规模报酬不变阶段,已达到最优规模;资产收益率不足率还很高,资产盈利能力还有很大提升空间的结论。This paper selected the operation of the real estate industry of China's 31 provinces(municipalities and autonomous regions) in 2007 as a sample and calculated the efficiency of the real estate industry in the first time by using the Super-Efficiency DEA model,getting the technical efficiency,pure technical efficiency and scale efficiency.On this basis,this paper analyzed the China's provincial and municipal input redundancy rate and underemployment rate of output.Getting the following conclusions:the general efficiency of China's real estate industry is still not high,and the technical efficiency was significantly related with their economic development level;most provinces and cities were in the constant returns to scale stage,and has reached the optimal size;the underemployment rate of the rate of return on assets is also high,and there is still much room for improvement of asset profitability.
