摘 要:城市化进程中房地产价格呈不断上涨的趋势,近年来我国房地产价格波动频繁,需求也随之变化。从理论上看,房地产市场的价格机制主要有理想与变异两种状态,对房地产市场价格和需求的实证分析表明:伴随着房地产价格的上升,需求量也不断上升,具有明显的需求变异特点。理论与现实差异的原因在于房地产市场需求与供给的特殊性质,宏观调控以及多元化主体的参与。The price of real estate turns continuously trend of increasing,and the price fluctuates frequently in China,then the demand of real estate follows it.Theoretically,the price mechanism of real estate has two kinds of forms—— ideal status and variation.On the basis of actual analysis with the price and the demand of real estate,the demand of real estate continuously increases along with the price of it,and obviously shows features of demand variation.The basic reason of the difference between theories and actuality is the special features of demand and supply in real estate market,macro-control of government and the varied participation.
