摘  要:阐明了住宅的效用具有二重性.住宅是民生的基本生活资料,具有保障人民安居乐业的效用,住宅也是资本的重要投资对象,具有保障财产保值增值的效用.提出了住宅市场投资型购房结构解析方法,揭示了重庆市主城区住宅市场投资型购房资金结构,以及购房变动的主要特征,并有针对性地提出了加快保障性住房建设,加强房地产市场信贷管理,严格防范住宅市场投资风险,促进住宅市场健康发展的建议.House utility is of a dual character. One the one hand,house is the necessity of life,which makes it possible for the people to enjoy a happy and secure life; on the other,house is also an important investment,which can ensure value retaining and increment of one's assets. This essay proposes a method for analyzing the structure of investment house-purchase on the housing market and discloses the fund structure of investment house-purchase in the urban area of Chongqing and the main characteristics of changes in house-purchase. Some suggestions are put forward to accelerate the construction of indemnificatory housing,strengthen the management of real estate loans,guard against the investment risks of real estate loan and promote the sound development of the housing market.
