摘  要:目的对住宅项目进行可持续建设评价,为住宅项目前期策划乃至后评价提供必要依据。方法将生态足迹理论与能值分析方法相结合,并应用于住宅项目可持续建设评价中,通过构建住宅项目生态足迹评价模型,来判断住宅项目的生态盈余或亏损,评价项目对当地的生态影响及项目建设的可持续性,并以北京市某住宅项目为案例进行实证分析。结果案例所在区域的生态承载力明显大于项目建设所造成的生态足迹,生态盈余为12.2 hm^2,表明住宅项目的开发建设对当地生态环境压力较小,项目的开发建设在生态环境可持续发展上具有可行性。结论住宅项目的开发建设不可避免地会对当地环境造成一定的影响,利用住宅项目生态足迹模型可以有效评价这种影响的大小,生态足迹模型对于判别住宅项目建设可持续性具有较强的实用性。Aim To assess sustainability of residence project construction in order to provide the necessary basis for pre-panning or post evaluation. Methods Based on ecological footprint theory and energy analysis method, apply sustainable construction assessment of residential project, establish ecological footprint evaluation model for residence project which was to assess or loss of the project, analyze the influences on the local and the ecological sustainability of the residence project,then introduce a residence project in Beijing as research object to make an empirical study. Results The ecological carrying capacity of the region in which the case was located was significantly larger than ecological footprint caused by the residence project construction, the ecological surplus was 12. 2 hm^2 which indicated construction of the residential project was less stressful on the local ecological environment and it was feasible in the view of sustainable development. Conclusion Residential development and construction inevitably caused impact on the local environment, using the ecological footprint model residential projects can effectively evaluate the size of this impact, the model to determine the sustainability of residential construction projects has strong practicability.
