摘　　要：该文分析国内城市住宅开发强度控制管理存在的问题,借鉴香港在住区容积率和土地供应积累的经验,探索当前住宅容积率控制与管理的改善措施,提出了多维度确定住宅开发强度、建立科学的住宅土地供应模型、建立动态的多方协作机制等方面建议。This paper analyzes problems on the Control and Management of the FAR of residential district in cities in China,takes the FAR Control and the land supply in HK for reference,explores the corrective measures of Control and Management about the FAR of residential district,and puts forward advice on aspects like multi-dimensional ascertaining the FAR of residential district,establishing a scientific model of residential land supply,establishing a dynamic multi-party cooperation mechanism.
