摘　　要：从低碳经济的角度出发,在对原有全生命周期成本模型的基础上进行改造,加入测度碳排放量减少的变量,得出新的生态住宅全生命周期成本度量模型。再在此基础上,通过分析维修成本、运营成本等指标的变化趋势和概率分布,模拟计算生态住宅和非生态住宅全生命周期成本得到成本的期望和置信区间,并计算生态住宅的平均建筑节能投资回收期。最后,从节能减排的角度分析生态住宅的环境价值、社会价值和经济价值,为购房者以及开发商更好地认识和评估生态住宅提供了理论依据。In this article,from the low-carbon economy of view,the current full life cycle cost is improved and new variable is added to measure the decrement of carbon emissions.Failing this we get the new model measuring full life cycle cost of eco-house.And then,by estimating the distribution of eco-housing energy-saving rate,ecological residential and non-eco-residential full life cycle cost are both under simulation and the average eco-residential building energy-saving payback period are calculated.Finally,we analyze the economic value,social value and environment value of the eco-house from the low-carbon economy of view,thus offer the theoretical foundation for better choice of home buyers and real estate developers.
