摘　　要：规划与设计导则是城市规划与设计成果法令化的形式,既是行为的先导,又是遵守的法则。本文针对旧城更新的规划类型特点,从土地集约利用的视角分析空间发展三类制约因子,提出各项控制要素,进而构建层次分明、便于操作的导则编制方法,有限的、理性的弹性控制城市旧城空间的发展,为旧城更新提供可读、可视的技术参照依据。The guide rules of urban planning and urban designing is the form of legalization. It is both the forerunner of behavior and the rule abided by. The paper analyses three restrictive factors of space development from the perspective of intensive land use and puts forward various control elements. Then it constructs the distinct and easily operated methods of guide rules compilation, and limited, rational and flexible control of the development of old city space It can provide readable and visible technical reference for old city renewal.
