摘　　要：从天津市新建商品住宅交易类指标分析入手,经大量的统计工作,创造性地采用热度分析图法,深入分析天津各区县新建商品住宅发展热度均衡情况,较直观的探讨了区域住宅交易市场的发展趋势以及住宅市场发展的均衡程度,结论为政府、经济界人士、消费者、房地产开发商提供重要的信息支持.同时,研究表明热度分析图法是一种简单直观、快速有效的房地产区域平衡分析的方法,结论可靠,效果明显,值得推广.The paper,starting from the analysis of the new residence transactional type indicator of Tianjin city,through large quantity of statistical work,creatively adopts the method of heating analysis graphics in analyzing in depth the heat balance situation of the new residence of various areas of Tianjin.It intuitively discovers the developed trend of regional residence transactional market and the heating level of residential market.The conclusion could provide important informational support to the government,the economic circles,consumers and real estate developers.Studies have shown that heat analysis diagram method is a simple and intuitive,fast and effective method of real-estate regional balance analysis,conclusions and reliable results clearly worthy of promotion.
