房地产非理性发展与湖南区域竞争力

摘　　要：近年来,湖南房地产行业增加值对GDP发展的贡献率日益提高,房地产行业俨然成为湖南区域经济发展的先导产业和支柱产业。它一方面有力地刺激了社会总需求,但同时也制造了经济的虚假繁荣,导致房价非理性上涨,直接破坏了居民消费能力,使人们在买房之余无力承担其他消费,限制了人们物质层次和精神层次的全面发展。房地产行业已成为湖南区域竞争力提升的最大障碍。In recent years,supernormal development of real estate industry has made increasing contribution to GDP in Hunan,and real estate industry has become the leading and the pillar industry of regional economy.On one hand it stimulates the total social demand;on the other hand it makes the false prosperity of economy,resulting in higher prices,directly destroyeing consumer ability,making people unable to afford other consumption,limiting material and spiritual development of people.Real estate industry becomes the biggest obstacle to regional competitiveness.
