摘 要:本文以建设部提出的新建住房套型比例合理性为研究对象。基于我国城镇居民的年人均可支配收入的分布情况,依据《中国统计年鉴》的数据,用F分布拟合变换后年人均可支配收入,得年人均可支配收入密度函数;运用广义最小二乘估计人均年可支配收入与人均年最大可用于购房支出的线性关系;综合考虑人均可支配收入、家庭人口数的分布,首付率、按揭贷款年限、年利率和新建住房交易价对购房面积的影响,得家庭意向购房面积分布函数和合理的套型建筑面积结构比例。This article discusses the reasonability about newly built housing structure proportion proposed by Ministry of Construction.Basing on the condition of Chinese urban per capita annual disposable income,according to its data from"China Statistics Yearbook 2007",transformation F distribution fits the data more reasonably than other distributions.Generalized least squares estimate(GLS)fits the linear relations between per capita annual disposable income and per capita annual expenditure in purchasing house.Based on an overall consideration of various factors,including per capita annual disposable income,distribution of the household population number,first payment rate,annual interest rate,hirepurchase fixed number of year,newly built housing transaction price,it is not difficult for us to find the distribution function of the family intentioned purchasing house area and the reasonable proportion of various floor space of housing.
