福建省住宅房地产市场蛛网模型的构建

摘　　要：本文通过对影响福建住宅房地产市场供求的因素进行分析,选取笔者认为对住宅房地产供求影响最为显著的几个因素,构建动态蛛网模型,并利用系统估计法中的广义矩法对所选取的因素进行回归分析,求解的结果表明该蛛网模型属于收敛型。但现实的情况说明这个收敛过程不但很缓慢而且很容易受到外界冲击的影响,因此需要政府通过宏观调控加速其收敛。The author analyzes the factors which impact the supply and demand of residential estate market in Fujian, selects the most important factors to structure and estimate the cobweb model on Fujian residential estate market by the recent data, points out that the residential estate market of Fujian belongs to the convergent Cobweb model. The speed of convergence is too slow to return to a balanced state and it needs the favor of government＇ s macro-control.
