摘　　要：大规模的旧城更新改造,其实质是政府、投资主体和被拆迁人以土地资源权益再配置为核心,因此,解决好土地权益的再配置问题是旧城更新改造顺利有序进行的必要条件。以旧城更新改造的土地产权与土地收益的分配关系为切入点,分析了目前旧城更新改造中土地权利流转和利益分配的问题,提出了解决土地权益配置办法。The substance of old cities＇ renewal on a large scale is a redistribution of land resource by government,investors and house owners.So,a good solution of redistribution of land resource is necessary of old cities＇ renewal.Make the relationship of lands＇ rights and lands＇ interests as a start,analyze the problems of rights and interests redistribution in old cities＇ renewal,give resolvents of land＇s rights and interests distribution.
