摘 要:在现行土地制度下,钉子户已经成为土地征收和房屋拆迁中矛盾冲突的集中体现,从经济学的角度分析其形成机制十分必要。本文首先以补偿作为关键变量,构建基于土地开发商和居民的完全市场模型,再根据现行土地制度和土地开发的规模经济分别调整模型,分析被动型钉子户和主动型钉子户两种类型及其形成机制,进而解释钉子户现象演变成钉子户问题的原因在于计划经济色彩的土地制度和土地开发中政府利益非中性,并据此提出土地制度改革是解决钉子户问题的根本出路。Nail household has been a concentrated reflection of contradiction and conflicts of land collection and house demolition andrelocation under the existing land system.And it is necessary to analyze its formation mechanism from the perspective of economics.In this paper,I first construct a complete market model based on land developers and residents,with the compensation as main variable,and then adjust models according to the existing land system and scale of land development,and make an analysis on the passive and active nail household,and their formation mechanism.And then conclude that the reason of nail household issues lies in the land system with planned economy characteristics,and propose that land system reform is the fundamental way to solve the problem of nail household.
