影响城镇土地集约利用的因素分析——以咸阳市土地集约利用为例

摘　　要：以咸阳市为例,通过建立指标体系分别对咸阳市土地集约利用进行单个指标评价和指标综合评价。研究发现,人均建设用地面积和单位GDP交通用地与土地集约利用水平负相关,而单位建设用地固定资产投资额、单位建设用地二、三产业增加值、单位工业用地工业产值都与土地集约利用水平正相关;影响土地集约利用水平的主要因素为城镇规模、经济发展水平和区位条件。Taking Xian Yang as an example,the index system was set up to conduct single index evaluation and comprehensive evaluation to the intensive use.Study found that the construction land use per capita showed negative relevance to GDP communication land use and intensive land use.Construction land use fixed asset investment,construction secondary and tertiary industrial added value,unit of industrial land industrial output showed positive relevance to the land intensive utilization level.The main factors that influence land intensive use level were town scales,economic development and location condition.
