摘　　要：近年来,国务院及有关部委不断强化对各城市廉租住房实施状况的监管力度,廉租住房相关问题也受到社会各界的广泛关注。现阶段如何尽快有效地推进各地廉租房工作的实施,并兼顾廉租房保障的公平与效率,已成为理论界近年来关注的热点问题。列举了现阶段我国廉租房制度存在的困境,从公平与效率的角度对廉租房制度几个关键问题进行理论分析,最后提出进一步完善廉租房体系的相关建议。In recent years, the State Council and relevant departments have been strengthening the enforcement of housing security policies including the Low-Rent Housing System in the continuing control policies of real estate. The problems about low-rent housing have also caused wide public concern. How to promote the implementation of the Low-Rent Housing System quickly and effectively at this stage in all the cities and take ac- count of the fairness and efficiency of low-rent housing system is a theoretical problem deserving of study in real estate research. This paper cites the actual predicament of low-rent housing system in China, and analyzes theoretically several key issues of low-rent housing system based on the perspective of fairness and efficiency, and puts forward some proposals about the implementation of low-rent housing system in the end.
