摘　　要：这是一家在历次调控中历次受伤又历次复活的地产“活标本”。激进的高负债发展模式，每次都把绿城及其创始人宋卫平推向危险的边缘。The man sitting across from me seemed nothing like the legendary chairman of Greentown China Holdings,instead of an incredibly rich entrepreneur he seemed more like a university professor. Starting from the September 20th rumor that 'Hainan Airlines will acquire Greentown' the recent news concerning Greentown China Holdings has been overwhelmingly negative.A simple routine investigation by the China Banking Regulatory Commission(CBRC) was soon overblown by the media into headlines such as 'Greentown being investigated by CBRC';concern for Greentown's high gearing ratio of 153%soon lead to rumors that Greentown would delist from the Hong Kong stock exchange.Within a period of half a month Greentown shares(3900.HK) fell by 30%,leaving Hong Kong's real estate sector in a pathetic state. Even though these rumors soon proved to be unfounded,where there is smoke, there is fire. From April 2010,escalating market regulation and a tightening monetary policy has brought the real estate industry to the point of panic. Greentown managed to make it through the regulation efforts of 2005;during the regulations of 2008 Grcentown experienced a comeback;will Greentown still be able to make it through the regulatory efforts of this year unseratched?
