摘　　要：本文通过对农村集体建设用地流转试点城市的工作进行研究分析,总结农村集体建设用地流转现状及归纳存在的问题,并对农村集体建设用地流转的效益进行重点探讨,提出实现农村集体建设用地流转效益最大化的对策建议。现存的农村集体建设用地流转研究主要着眼于问题的归纳及试点工作带来的初步成效,忽视了对农村集体建设用地流转的效益分析。本文意在研究农村集体建设用地流转的效益分析,提出实现效益最大化的对策建议,真正实现流转于民有利。This paper is going to analyze the present data and observe the pilot cities to summarize the current situation and problems of rural-collective-constructive-land. Also, we will emphasize on the economic benefit of rural-collective-constructive-land circulating on account of which could raise several proposals to solve the current problems. The investigation nowadays are stressing on concluding all problems and primary effect of pilot cities, which ignore the economic benefit of marking the rural-collective-constructive-land. We emphasize on this aspect and try to find out how the people could really gain the benefit.
