城市土地定级因素、因子权重确定方法比较研究——以商丘市为例

摘　　要：着重研究基准地价评估过程中土地定级因素指标体系建立,采用特尔菲法,层次分析法,专家权法3种不同的方法确定定级因素、因子的权重并对结果进行比较.结论指出,目前在我国采用以定量方法为基础的定权方法以其较好的可操作性和精度,具有良好的应用前景.This paper studies two key technical problems of setting up the land grading factors index system and determining the factors weight.Using three different methods-Delphi method、Analytic Hierarchy Process and expert weight method to determine the weights of grading factors and compare the results.The conclusion points out,currently using making weights method based on the quantitative method based,because it has good maneuverability and high precision,it should have good application prospect.
