摘　　要：房地产价格的波动会给整个国民经济的健康发展带来影响,而通过利率变动可以有效地调节房地产价格。基于房地产二重性的分析,通过对1998—2009年实际贷款利率与全国房地产销售价格指数季度数据的实证研究,探讨房地产价格波动对利率政策的敏感性,为政府宏观调控提供参考。The fluctuations of the real estate price will affect the development of national economy,and it can be regulated effectively by the interest rate readjustment.On the basis of the analysis of the duality,through the positive analysis of the datas of the actual lending rate and the national sales price index for quarter of real estate,the article investigated the sensitivity of the fluctuations of the real estate price to the policy of interest rate,and provided a reference for the government＇s macroscopic regulation.
