摘 要:通过采集南宁城市商业地产价格的样本数据,应用GIS技术绘制城市商业地产等值线图,发现南宁商业地产价格在空间分布上具有明显的中心集聚和分布不均衡特征.采取定性与定量相结合的方法,提取繁华度、地理区位、公交便捷度、环境质量、地价等级和道路等级共6个影响商业地产价格的主要因子,运用SPSS软件对样本区域的商业地产价格进行多元回归分析以评价各因子对商业地产价格的影响程度,结果表明,繁华度因子对商业地产价格的影响最为显著,道路等级、地价等级、公交便捷度和地理区位4个因子的影响程度其次,环境质量因子的影响程度较小.By collecting commercial real estate price data along the main developing axis of Nanning City,the author draws the isolines of commercial real estate prices in Nanning City with the help of GIS software. It has been found that the prices appear to be unbalanced and centralized. According to qualitative and quantitative analyses, six influential factors including flourishing degree, geographic location, public traffic condition, environmental quality, ranking of land-price and ranking of road are selected. By means of the multivariate linear re- gression method,the influencing factors of commercial real estate prices are discussed. Finally,the affected degree of factors is evaluated by applying standard coefficient analysis and partial relation coefficient analysis method. The results show that the flourishing degree is the most important influencing factor, and the ranking of road, ranking of land-price, public traffic condition and geographic location are the second most important ones, while the environmental quality does not have the same prominent effect on the commercial real estate price as the former five factors.
