摘　　要：部分城市旧住宅小区综合改造步伐的加快,给已经整治出新的旧小区管理提出了更高的要求,由此推进了旧住宅小区实施物业管理的步伐。在旧小区实施物业管理实践中,物业与居民之间的矛盾日益突出,在管理上怎样建立一个长效的管理机制,成为人们关注的热点话题。As part of the urban transformation of the old residential quarters integrated acceleration, a new regulation to have the old district of the management of a higher demand, thus promoting the old residential quarters the pace of implementation of property management. Implementation of the old residential property management practice, the conflict between the property and the residents have become increasingly prominent in the management of how to build a long-term management mechanism, become a hot topic of concem.
