摘　　要："十二五"规划对北京物业管理产业提出了新需求。本文正是在新需求下,结合北京物业管理产业发展现状,从宏观和微观两个层面进行战略环境分析,指出北京市当前急需实施精细化服务、低碳和规模化战略。形成以"业委会+物业服务企业"为主体的发展模式,兼容其他模式相补充的多元化发展思路。最后,针对不同的战略提出相应的对策与措施。＂Twelfth Five Year＂ Plan puts forward new demands for property management industry in Beijing. Under the new demand, combined with the development situation of property management industry, this article analyzes the strategic environment from macro-environment and micro-environment levels. The author points out that property management industry needs to implement the fine service strategy, low-carbon strategy and large-scale strategy. The main development model is the ＂commission ＋ property services enterprise＂, which is compatible with other models complemented by the diversity of ideas. Finally, the authour gives the corresponding countermeasures for the different strategies.
