广州市商品住宅空置率影响因素的实证分析

摘　　要：明确计量商品住宅空置率的指标,设计调研表,对广州市商品住宅空置率进行实地调研,采集样本,通过建立多元线性回归模型进行定量分析,研究发现对空置率影响最大的因素是住宅小区的竣工时间,其他依次是小区与CBD的距离、所在地区的人口密度、交通条件,影响最小的是物业周边的商铺密度。该项研究对我国其他城市了解房地产市场的空置问题亦有借鉴作用。This paper gives a definition and indicator of the commercial residential vacancy rate,designs research form to take sample,analyzes the commercial residential vacancy rate in Guangzhou by means of field investigation.Based on the multi-linear regression model,it is found that the greatest influence factor is the completion time,followed by the distance between the residence community to CBD,the area＇s population density,the number of subway and bus lines nearby.The minimal impacting factor is the commercial shops density.This study would have reference value to other cities to understand the real estate market vacancy problem in china.
