社会转型环境对“小产权房”购买行为的影响

摘　　要：研究目的:揭示社会转型环境对"小产权房"购买行为的影响,测度社会转型环境各类因子对"小产权房"购买行为的影响方向和程度。研究方法:文献资料法,问卷调查法,因子分析法,结构方程模型法。研究结果:社会转型环境对"小产权房"购买行为动机和决策层面皆有直接影响。研究结论:(1)"小产权房"社会转型环境因子可分为城乡人口迁移居住、城镇住房体制欠缺、企业村镇潜规操作、城郊基础设施建设、法制意识民俗习惯、群体认知"羊群效应";(2)城乡人口迁移居住、城镇住房体制欠缺、城郊基础设施建设、群体认知"羊群效应"对"小产权房"购买行为动机层面有正向影响,其中城乡人口迁移居住与城镇住房体制欠缺影响程度靠前;(3)城乡人口迁移居住、企业村镇潜规操作、法制意识民俗习惯、群体认知羊群效应对"小产权房"购买行为决策层面有正向影响,其中企业村镇潜规操作与群体认知"羊群效应"影响程度靠前。The purpose of this paper is to reveal the impact of the social transformation on the purchase of the socalled ＂restricted property house＂ and estimate the relation and degree of the impact. Methods employed include documentation, questionnaire, factor analysis, and structural equation modeling. The results indicated that the social transformation directly influenced the behavior and decision-making of ＂restricted property house＂ purchase. The research concluded that （1） the factors of social transformation related with the ＂restricted property house＂ included the urban and rural residential migration, the lack of urban housing system, hidden and illegal action of village enterprises, the development of infrastructure in the peri-urban areas, the conflicts between the legal system and the folk customs, the collective cognition and the effects of herding groups; （2） the factors such as the motivation of urban-to-rural residential migration, lack of urban housing system, peri-urban infrastructure and cognitive herding groups were positively related with the purchase of ＂restricted property house＂, among which the first two factors were more obvious; （3） the factors of the hidden and illegal action of village enterprises, the conflicts between legal system and folk customs, and the cognitive herding groups effects are relatively positive related with the purchase of ＂restricted property house＂, among which the enterprises action and the herding group effects are more significant.
