房价过快上涨的成因、影响与对策研究

摘　　要：高房价既是一个经济问题,也是一个社会问题。房价过快上涨不仅透支中国经济未来发展的潜力,而且不利于社会和谐与稳定。在对近年来我国房地产市场价格走势和原因进行分析的基础上,提出了建立多元化住宅供给体系、抑制房地产投机活动、制定和完善相关的法律法规、调整政策调控思路、完善政策调控体系等对策建议。High housing price is not only an economic problem,but a social problem.The rising prices can not merely overdraw China＇s future economic development potential,but also undermine social harmony and stability.Based on an empirical analysis of the housing price tendency,this article studies the reason of the housing price rising.Furthermore,it puts forward the following countermeasures： establishing the diversified housing supply systems,curbing real estate speculation,regulating and cultivating land market,adjusting the policy control idea and perfecting policy control system.
