摘　　要：本文针对苏南地区老小区既有住宅能耗较大的问题,对该地区的气候条件和老小区住宅的室内热环境进行了分析,设计了进行节能改造的集成技术方案。而后,采用能耗模拟的方法,分别对某老小区住宅的外墙、屋顶、外窗、遮阳和楼梯间采用节能改造方案前后的能耗进行了模拟计算,并对各项改造措施的经济性及回收年限进行了分析,为后续老小区住宅节能改造的规模化实施奠定了理论基础。In this paper, aiming at the problem of too much energy consumption of existing residential buildings of old district in the south of Jiangsu, the climate condition and indoor thermal environment were studied, and the energy-saving retrofit integrated technology system was designed. And then, using the software of DeST, the energy consumptions before and after the energy-saving retrofit were calculated and evaluated, including exterior wall, exterior window, roof, external shading and corridor. Finally, the economic analysis was given out.
