摘  要:近年来,房地产市场蓬勃发展,房价连续攀高,房产面积越来越受到更多的关注。尤其当产权面积与商品房买卖合同上的面积有较大差异时,势必会引发一些矛盾和纠纷。因此了解房屋预测算与实测面积的差异原因,对避免较大差异的产生将起到至关重要的作用。本文以珠海市房产测量实际为例,分析了房产测量中预测算和实测两个阶段中影响房屋面积的因素,并提出了一些解决办法。In recent years,the real estate market booming,house prices continuously rising,more and more house property area of more attention.In particular,real estate sales contracts when the property area and larger area on the differences,is bound to trigger some contradictions and disputes.Therefore,understanding the prediction operator and the measured area of housing different reasons,to avoid the production of large differences will play a crucial role.In this paper,the actual measurement of Zhuhai City real estate example,the analysis predicted the real estate operator and the actual measurement of the two phases of the factors that affect the housing area,and proposes some solutions.
