摘 要:近年来,我国房地产价格持续快速上涨,不仅使城镇居民生活质量下降,催生地产泡沫,也阻碍了产业结构升级和经济持续稳定增长。供求缺口过大、过度投机、土地财政和卖方垄断是造成我国房地产价格上涨的主要原因。建立多元化的住房供给体系、抑制投机、完善分税制、制定与实施反垄断政策是现阶段我国房地产政策调控合理选择。Recent years saw the continuously soaring of the prices of real estate in China.House price soaring not only leads to the poor circumstances for urban dwellers,birth of real estate bubble,but also may inhibit upgrading industrial structure,and depressing the sustained and steady growth of economy.It is mainly attributable to the large gap between supply and demand for housing sources,and excessive speculation,and land finance and monopoly of suppliers.These observations suggest that it would be reasonable to establish a diversified housing supply system for the diversified needs,refrain speculation,improve the tax-sharing system,formulate and implement anti-monopoly policies at the present stage in China.
