摘　　要：物业管理作为一个新兴行业,其不成熟性、社会性决定了物业管理具有较大的经营风险性,因此研究物业服务风险的内涵及影响、物业服务风险识别、物业服务风险评估、风险管控体系的建立、物业企业风险管理的方法与过程控制等方面,对于提高物业服务企业的经济和社会效益具有一定的现实意义和价值。There are great operational risks for the property management because of its immaturity and a developing industry. It is of great significance for improving the economic and social benefit of property service industry to study the connotation of the property industry, the assessment of the risks of property services industry, the risk management system and the process control of risk management.
