摘 要:商品房成本是确定销售价格和房屋重置价的基础.公布这一成本,对于增加房价透明度,有效杜绝商品房销售过程中的价格欺诈和不规范行为,控制商品房价格合理增长,无疑有着积极的作用.首先从普通商品住房的合理组价入手,运用成本法和工程造价的基本理论,确定普通商品住房成本价格的计算办法.然后以普通商品住房成本价格的各组成部分为研究对象,通过文献调查和实证研究,找出影响普通商品房成本价格透明度的四大因素,并提出解决问题的办法和策略,为我国有关部门有效抑制房价过快上涨提供了理论依据和具体办法.Housing costs is to determine the selling price and the basis of the replacement cost of housing.Published on the cost price for the increased transparency,effective way to eliminate the price of real estate sales in the process of fraud and irregularities,control real estate prices reasonable growth,will undoubtedly have a positive effect.Firstly from a reasonable set of common commercial housing prices start using the cost method and the basic theory of project cost to determine the prices of ordinary commodities calculation of housing costs.Then the cost of an ordinary commodity housing prices for the various components of the research object,through the literature survey and empirical research,find out the cost of ordinary commercial price transparency of the four factors,and propose solutions to the problem and strategies for the effective suppression of the relevant departments housing prices provides a theoretical basis and specific measures.
