摘　　要：随着社会主义市场经济的深入发展,城市住房制度改革的顺利进行,计划经济体制下传统的房屋管理模式已远不能适应城市发展的需要,影响了城市居民生活质量的提高,阻碍了房地产业向更高层次的发展.特别是旧住宅小区长效管理问题尤为突出,逐渐成为一个新的热点.全国部分城市在探索在旧小区推行专业化物业管理模式,但在实践过程中,存在收费难、体制不顺等多问题.本文就我国旧住宅小区开展长效管理的现状进行分析与对策研究.With the deepening of the socialist market economic development, urban housing system reform carried out smoothly, under the traditional planned eeonomie system of housing management model has been far short of the needs of urban development, the impact of the improved quality of life of urban residents, hindering the real estate industry to a higher level of development. The old residential quarters, especially long - term management issues especially, has become a new hot spot. Some cities to explore in the old district in the implementation of professional property management, but in practice, there are hard charging, system that is not so many problems. In this paper,the old residential quarters to carry out our long - term management of the situation analysis and countermeasures.
