摘 要:近些年延边房地产业呈现出较快发展势头,在拉动延边经济增长,加快城市建设与社会发展等方面起到了较好的推动作用。但与沿海发达地区相比,延边仍存在城市规划滞后、房地产市场监管不力等现实问题,一些资金实力差、诚信度低、技术力量弱的开发企业进入房地产开发领域,出现了无证销售、一房多卖、办理虚假按揭等现象。房地产业能否健康稳定发展,不仅影响银行的经营和发展,还会削弱银行支持地方经济社会发展能力。因此我们应当正视现实,寻找差距,加强房地产业管理,有效支持延边经济社会发展。The real estate industry that developed rapidly in Yanbian area has played an important role in promoting local economic growth,speeding up urban construction and social development.However,compared with the developed coastal areas,there are still existing problems such as city construction planning lagging and lack of efficient supervision.Some enterprises lack of capital strength,good credit and technical force enter the field of real estate development,which leads to the emerging of the phenomenon of fake sale mortgages.The healthy and stable development o f real estate not only affects the operation and development of the bank,but also can weaken the capacity of banks to support local economic and social development.Therefore,we should face up to the reality,recognize the gaps,and strengthen the real estate management to effectively support local economic and social development.
