摘 要:针对城镇基准地价更新中级别范围调整问题,以河南省商丘市为例,提出运用地统计学中的Kriging空间插值法进行级别范围更新。对已交易地价样点数据进行结构、趋势以及半方差函数等统计分析,结果表明:样点呈正态分布;方向变化趋势明显;具有高度的空间自相关性,全局趋势明显,可较好地对整个区域进行插值预测。通过构建Kriging球状插值模型对商丘市市区商业用地的地价空间分布进行计算模拟,生成数字地价模型。结合专家经验、市场资料以及城市规划方案对级别进行修正和验证,得到新的基准地价级别范围。With Shangqiu City as an example, this paper proposes employing Kriging interpolation of geo-statistics to update the grades of the township benchmark price. It first conducts a statistical analysis of the structure, trend and semivariance function, with the result that all the samples are in normal distribution, and that the trend of direction alteration is evident, with a high degree of global trend. By cross-validation, the simulation of spherical model can be reliable. Then it calculates and simulates the spatial distribution of the commercial price in Shangqiu City through constructing the model of Kriging spherical interpolation. Finally, based on the digital land-price mode, it corrects and certifies the grades based on the expert experience, market data and the urban planning, obtaining a new level range of land price.
