摘　　要：随着旅游业的发展，旅游和房地产结合的”大盘”项目越来越多。由于规模巨大，资金和管理成为其成功运作的核心问题。围绕着这两个问题，目前大型旅游房地产项目开发归纳为独家开发、集团公司联建开发和联合体开发三种模式，每一种模式各有特点且需要进一步完善，同时政府管理部门要积极作为，充分利用土地一级市场和规划审批，保证大型旅游房地产项目的整体效益和社会效益。With the tourism development, there are more the large tourism real estate programs. Because of large scale, capital and management are key factors. Until now, there are three development models： single company developing, group company co-oper- ational developing and consortia developing. Every model has characteristic and need perfected. At the same time, government must play a main body role to ensure social efficiency maximization.
