商业城市星级饭店选址影响因素的实证研究——以宁波市为例

摘　　要：饭店的选址对其发展具有举足轻重的作用。文章以宁波市37家不同星级、档次的饭店为研究对象,选择顾客需求、同行竞争、配套设施、酒店消费、酒店规模5个变量,通过建立模型和实证分析,探讨了这些变量对商业城市星级饭店选址的影响,得出了物理性变量对饭店选址的影响明显、定位适合的星级才能实现饭店收益最大化、饭店的服务对象和服务功能必须多样化等结论,试图以此研究为饭店经营投资者提供决策参考以及指导城市饭店业的空间布局。The location plays a vital role in the development of hotel. Taking 37 hotels with different star level as research objectives, choosing the five variables of consumer needs, craft competition, supporting facilities, hotel consume and hotel scale, through model construction and empirical analysis, the paper studies the effect of variables on hotel＇ s location. The result shows that the physical variables affect on hotel location obviously, appropriate star makes benefits maximize, the service objectives and function must be diversified. The research tries to offer reference for hotel investment decision-making and spatial location in commercial cities.
