都市型核心商圈的生命周期研究

摘　　要：商圈的繁荣只是其在某一年龄阶段的特征。在对商圈理论进行较全面回顾的基础上,对选址、商业设施和建筑设施、业态组合、业种布局等都市型核心商圈发育成长的主要影响因素进行分析,并根据以上因素对商圈不同阶段的影响,将都市型核心商圈生命周期划分为发育期、成长期、扩张期、成熟期、衰退期,对各阶段特征和阶段演进的临界点进行分析,探索都市型核心商圈因素决定模型,思考都市型核心商圈培育、维护、推进的对策,提出发展都市型核心商圈的政策建议。Business district＇ s prosperity is just the characteristics at a certain age.Depending on the comprehensive review of the theories of business districts, the main influence factors of the development of urban core business district are being analyzed by its site selection, commercial facility, building facility, format combination and industry type＇ s layout and so forth. According to the impact of above factors to different phases of the business district, on one hand, the life circle of urban core business district is divided into developmental stage, growth stage, expansion stage, maturity stage and degenerating stage, on the other hand, the characteristics of each stage and the critical point of phase devolution will be analyzed.Furthermore, the paper explores the core business district urban factors model, deliberate the countermeasure of the development, maintaining and propulsion of the urban core business district and puts forward the political suggestions of developing urban core business district.
