包容性发展棱锥模型对海南后现代旅游房地产开发的启示

摘　　要：旅游房地产业是目前世界上发展最快的新兴产业之一。随着海南国际旅游岛建设的不断升温,以及我国房地产市场投资和消费模式逐渐转变,海南旅游房地产发展正面临着产业转型与风险共存的考验。从后现代主义的视角,引入包容性发展理念,构建出基于永续发展的包容性发展棱锥模型及其应遵循的"底—图关系",旅游产业融合,"职、住、游"平衡最大化等几点原则,以弥补海南旅游房地产在土地开发、产业功能定位和空间规划方面的不足,总结出包容性发展棱锥模型对海南后现代旅游房地产开发的启示:注重土地开发过程中生态优先、旅游产业融合和实现多赢;应用基于高速铁路—公共交通导向的一体化立体综合土地使用模式;创造公平、宜居和高品质的旅游空间环境以及进一步完善旅游房地产规划法规体系。Tourism real estate is one of the fastest growing new industries in the world. Wilh continued develop- ment of Hainan International Tourism Island development and gradually changing of China＇ s real estate market investment and consumption models, the development of tourism real estate is facing a test of the industrial trans- formation living with risk in Hainan. From the perspective of the post-modern tourism real estate development, and integrating inclusive development concept, the paper builds pyramid model of inclusive development and it should be followed some principles to make up for the tourism real estate development in hind development, in- dustry functional orientation and spatial planning deficiencies in Hainan. These principle.,, include the Bottom- Graph relations, integration of the tourism industry, Jobs-Housing and Tours balance to maximize, and so on. The paper puts forward the development inspiration of the pyramid model of inclusive development of post-modern tourism real estate in Hainan. First, focus on ecological priority, tourism industry convergence and to achieve double wins during land development. Second, application integration, three-dimensional integrated development model based on HST-TOD. Third, creating a fair, suitable for living and high quality environment of tourism space. Finally, further improve the tourism real estate planning regulations.
