摘  要:以房地产投资开发中的核心投资评估准则为框架,通过选取具体评价指标,实现房地产投资环境评估的可操作化和体系化。将专家调查法与多层次分析法相结合,以西部典型城市攀枝花市为例证,对初拟的指标进行筛选、权重计算、重要程度排序,进行多层次综合评估模型分析。分析结果发现攀枝花市房地产投资环境高于四川省的整体平均水平,区域住房价格、居民收入水平在评价体系中影响力较大,当地较复杂的地质条件增加了房地产投资项目的成本,相对丰富和低廉的物价水平和劳动力价格是攀枝花房地产项目投资潜力的有力保证。Based on China's regional distinction in real estate market,the article intends to design an investment environment evaluation system in China's west cities.Based on a framework of real estate investment evaluation standards,it uses a set of indicators to realize the standardization and systematization of real estate investment environment evaluation.Taking Panzhihua of Sichuan province as the sample,it combines expert investigation method with Analytical Hierarchy Process(AHP),selects determinant indicators,works out and orders the relative weight of each indicator,and conducts a comprehensive evaluation model.The results suggest that the real estate investment environment in Panzhihua is better than Sichuan's provincial average level.The regional real estate price and household income are the significant indicators in the evaluation system.Local complicated geographic conditions increase the cost of real estate investment projects,and low price level and labor price are the significant active factors to support further development of real estate investment in Panzhihua.
