摘 要:商业地产类绿色建筑是节能减排的重要投资领域,与普通建筑相比,其需要的投资大,也具备风险大、回报高的特点。应用实物期权理论,构建了商业地产类绿色建筑的投资决策模型,分析了影响开发商投资时机的重要因素,利用数值模拟和以重庆市某地产项目为例,对模型进行了检验,并对政府推广绿色建筑提出了政策性建议。Green buildings are the inevitable trend of architectures" development in future. However, most of the real estate developers of China are still awaiting the best timing. Compared with the ordinary ones, constructing green buildings need more investments and have a higher risk, but can also gain high benefit return as a reward. This paper establishes a deci- sion-making model with the real option theory for commercial green buildings investment in order to provide some advices to real estate developers. It also tests the model hy using a numerical simulation and a real estate project's data, some advi- ses for government is given at last.
